What is it?
The chilled water system is responsible for comfort cooling of individual units in multifamily properties. The chilled water is produced through the use of chillers and cooling towers. The chilled water is then transferred to the units through the chilled water piping system. This system involves the main loops from the chiller to the buildings. Branch lines then continue to the process into the individual units and to the fan coil units. The fan coil unit is an individual unit designed to remove heat from an area and maintain that area at a lower temperature.
The piping system can be a major problem area as these older systems were built using materials that are considered inferior by today’s standards. As these systems get older they begin deteriorating, and start leaking. This amounts to many man hours spent by your maintenance staff doing repairs instead of seeing to their daily tasks as well as a good portion of your operating budget being spent to maintain a failing system. Also we need to consider the tenants. How often do they have to endure being inconvenienced while the system is down for repairs?
A chilled water repipe is the replacement of the old, deteriorated or outdated piping system. The new chilled water piping system will be installed from the chiller to the individual fan coil unit in each residence. Our turnkey service includes the removal and termination of the existing piping, repiping all mains, risers, and branches, installation of the new isolation valves, balancing valves, wye strainers and or hose bib connections as well as refinishing, computer-aided paint matching, painting of the affected areas, and patching, texturing, and painting of ceiling areas that are used for access to the existing pipes and/or for the replacement pipes.

How is it done?
A typical chilled water repipe can be completed within two/four days per unit, with minimum interruption of cooling to the residence (usually no more than four hours daily). This ensures that the residents are not without cooling for a substantial amount of time if they are present at the home during work hours. We repipe each unit to the coil providing isolation valves and a wye strainer/hose bib connection for ease of service. We start with floor covering and protection for furniture and other objects in the residence, since the chilled water repipe will require work in each unit, . This keeps the personal property of each resident protected from debris and/or water and makes cleanup quick and easy. The location and routing for the pipes in each residence will be determined using small, surgical cuts in the drywall. We will exclusively uses the industry’s highest quality Flowguard Gold CPVC, Copper, or Aquapex (please call for availability) for all of the repipes. Once the pipes have been replaced, all access points in the drywall and/or ceiling will be patched, retextured, and painted. All work will be completed by our trained specialists; none of the work will be subcontracted.
